The environment is infrastructure.

Water, air, noise, light, stormwater, groundwater, wildlife, generators, batteries and emergency response should be evaluated with the same seriousness as land use and electricity.

Our rule: do not start with “good” or “bad.” Start with the system, the numbers, the source, the standard, the responsible agency and the missing record.

Water + cooling

What the record should show: cooling technology, average and peak demand, annual gallons or acre-feet, source, water rights, recycling, drought plan, mains, pumps and storage.

Fifth-grade version: How much water does it need, where does that water come from, and what happens in a dry year?

Wastewater

What the record should show: expected flows, receiving system, treatment capacity, agreements, expansion requirements and cost allocation.

Fifth-grade version: Where does the used water go, can the system handle it, and who pays if it needs to grow?

Air + generators

What the record should show: generator count and rating, fuel, testing schedule, run hours, storage, emissions modeling, permits and spill prevention.

Fifth-grade version: How many engines are there, how often do they run, what do they burn, and what comes out?

Noise

What the record should show: baseline sound, modeled day/night levels, tonal and low-frequency analysis, fans, chillers, transformers, generators, testing and enforcement standards.

Fifth-grade version: What will neighbors hear at night, and who checks it after the buildings are running?

Light + night sky

What the record should show: photometric plan, fixture height, lumens, color temperature, shielding, boundary levels, overnight lighting and glare.

Fifth-grade version: How bright will the site be after dark, and how much light leaves the property?

Stormwater + groundwater

What the record should show: impervious area, detention, water quality, drainage routes, groundwater, wetlands, soil and construction dust controls.

Fifth-grade version: When rain hits acres of roofs and pavement, where does that water go?

Land + wildlife

What the record should show: habitat review, wetlands, species constraints, construction footprint, fencing, lighting effects and mitigation requirements.

Fifth-grade version: What lives there now, what changes, and what protections are required?

Fire + batteries + HazMat

What the record should show: fire flow, battery chemistry and capacity, thermal-runaway planning, fuel, hazardous materials, emergency access, specialized training and equipment.

Fifth-grade version: If something catches fire or fails, who responds and do they have what they need?
